    Subject property was in a state of massive disrepair and was inhabited by an unknown number of squatters, with four of said squatters being adult children of the decedent and siblings to the executor of the estate. Squatters were combative and uncooperative and were participating in illicit drug activity in the house.

Their Story.

The subject property had been occupied by the adult children of the decedent and had converted it into a  drug “Crash pad.” They had allowed an unknown number of people to occupy the property and had let the property reach a deplorable condition. The home had become a bastion for criminal activity and was now both a health and safety hazard.

The City Attorney was ready to take legal action due to the illicit nature of the daily activity at the property. This posed a great deal of liability exposure for the executor of the estate. The estate needed a quick sale for a fair price. Unfortunately, due to the nature of the of current occupancy and condition of the property, this needed to be an unconventional sale.

The solution was to sell to an investor willing to purchase property, all-cash, and assume the responsibility of evicting all occupants and bringing the property to code.
