I met the Ramos family in late December of 2017. They were referred to me by past clients whom I had helped relocate from San Diego to Virginia. The Ramos initially contacted me regarding selling their townhome to upgrade to a single-family home with more space for their growing family. Their situation was not unlike many families in San Diego. Mrs. Ramos is a homemaker with three small children ranging from age 1 to 6 years of age; Mr. Ramos is a merchant marine and worked out at sea for months at time. Once, we analyzed the numbers, the Ramos had enough equity to payoff most of their consumer debt and still be able to have a decent down payment on a purchase.
We ran into some obstacles finding them an ideal home that met their requirements and budget. There was much concern on the part of Mr. Ramos as to the affordability and what that would do to his family, specifically to their stress levels and their ability to sustain a comfortable lifestyle. Thus, we pivoted our focus on searching for a new home in San Diego, to selling for maximum dollar and speed, so that the Ramos could relocate to Houston, where the housing costs are much lower and they have a broad family network to support them.
As we readied the property to go on market, Mr. Ramos went out to sea and Mrs Ramos had to handle all paperwork, etc with a power of attorney. We listed the property and marketed the value of the home to bring much traffic to the property. Receiving multiple offers, I was able to negotiate an excellent price along with a 10 day occupancy after close at no cost to the Ramos. The escrow took 21 days to close and Mrs. Ramos was able to retain occupancy for 10 days. We coordinated packing and moving with a calm state of mind instead of having Mrs. Ramos feeling overwhelmed. It was a pleasant and positive experience for the Ramos and now they are living it up in Texas!
